We realize that many of our clients, tenants, and employees share our interest in sustainable practices.  Consequently, we have empowered an interdisciplinary Sustainability Team with the necessary technology and resources to identify and advance our highest priority ESG objectives.  The team has consistently pursued new and creative ways to identify and implement ESG practices and procedures that we believe enhance ASB’s ability to produce outstanding full cycle returns through its investment practices while better serving its investors. To align its investment management practices with its ESG beliefs, the firm has committed to the following objectives:

ENVIRONMENTAL SUSTAINABILITY
Seek building certifications such as LEED® and ENERGY STAR® that offer meaningful benchmarking and operations transparency leading to carbon footprint reduction and cost-saving property level performance. Examples of sustainability initiatives routinely undertaken by ASB include:

  • Building LED lighting retrofits
  • ASHRAE Level I & II audits with associated low or no-cost, high ROI improvements
  • Real-time energy monitoring that enables operating engineers to react and adjust to unnecessary energy usage
  • Upgrading sustainability standards provided to both property management and construction management partners

SOCIAL ENGAGEMENT
Consider the impact of our corporate and investment-level operations on the well-being of our tenants, employees, contractors, and the communities in which our investment activity serves.  We are focused on providing amenities and spaces that support occupant health and well-being.

Recent carbon reducing successes

  • 801 North Capitol Street (Washington, DC) – Implemented shuttle service to assist tenant movement between campuses where routes are underserved by public transport.
  • At Mateo (Los Angeles, CA) – Installed heat load reducing window file on upper floor.
  • East 7th Street (Los Angeles, CA) – Completed roof replacement using a white membrane system having an LTTR value of 30(+/-). The reflective qualities of the new roof will contribute to reduced cooling and electricity costs as well as reduced carbon emissions.
  • 455 Massachusetts Avenue (Washington, DC) – Successfully piloted Aquicore real-time usage monitoring system resulting in broad expansion of the program across the portfolio.
