Core
ASB has one exclusive, core, open-end investment vehicle. The Fund’s strategy is to deliver superior investment performance through long-term NOI growth by assembling a portfolio of high-quality assets with unique and enduring competitive advantages to attract tenants. The strategy concentrates investments in the most attractive major metropolitan-area submarkets with strong economies, excellent mass-transit access, and high barriers to entry.
Value Creation
ASB has a series of low-leverage, closed-end value-creation investment vehicles. The vehicles are focused on investment opportunities which can offer compelling risk-adjusted returns achieved through attractive acquisition scenarios as well as implementing intensive asset management strategies that can enhance value through leasing, repositioning or redevelopment. The current vehicle is in its investment harvesting period and the first vehicle was successfully round-tripped in 2015.
Development
ASB also has experience investing in ground-up development opportunities in major markets. Upon stabilization, investments are typically harvested allowing for redeployment of capital into new investment opportunities.
